2 — Project Understanding

The Village of Lytton is rebuilding its municipal office, destroyed in the 2021 wildfire. The new building is a two-storey, approximately 4,200 sq ft mixed-use structure at 380 Main Street. ANR Construction Ltd. is the General Contractor. Brink has reviewed all drawings (A.101, L.01, L.02), the geotechnical report, and Addenda #1, #2, and #3.

⚠ Drawing Discrepancy — Action Required Before/After Award Drawing L.01 (primary Tree Planting with Silva Cell detail) references Acer glabrum (Douglas Maple). Drawing L.02 (Alternate) references Salix alba sericea (Silver Willow) without Silva Cells. Drawing A.101 (governing Site Plan) specifies Silver Willow at all three locations.

This bid is priced on the Silva Cell scope (L.01) applied to Silver Willows (A.101) — the more technically complete interpretation. If the Alternate (L.02) applies, revised pricing will be provided. If Douglas Maple is the intended species, Brink will requote based on availability.

The geotechnical report indicates sand and gravel fill to ~1.2m depth, transitioning to silty sand — excavation conditions are expected to be manageable. Addendum #3 confirms landscaping remains in scope and is not sole-sourced. Staging on adjacent properties is not available without separate agreement per Addendum #3, Item 5.

3 — Scope of Work

#Scope ItemDescription
1Tree Supply & PlantingSupply and install trees at A.101 locations along Main St and Fourth St. Species: Salix alba var. sericea (Silver Willow), preferred 7cm caliper. Note: L.01 references Douglas Maple — discrepancy flagged for LA clarification.
2Silva Cell Deep Root SystemInstall DeepRoot Silva Cell 1.5X modular underground framework at each tree pit per L.01. Includes excavation, module assembly, drainage layer, engineered growing medium backfill, and compaction to grade.
3Metal Tree Grates & Curb SurroundsSupply and install Q 150 metal tree grates and grate curb surrounds at each tree location, flush-mounted at sidewalk grade per L.01.
4Paver ReinstatementRemove pavers at tree planting locations. Reinstate pavers around new tree grates following tree and Silva Cell installation. Limited to tree pit areas only — per Addendum #3, Item 13.
5IrrigationInstall irrigation lines to each tree planting. Tie into site irrigation system. Supply and install all pipe, fittings, emitters, and controls per drawings.
6DrainageInstall drainage provisions within each planting pit per L.01 sections. Connected to site drainage system.
7Topsoil / Growing MediumImport and place engineered planting soil within Silva Cell structure per manufacturer spec. Walk-in compacted to 75–85% Proctor.
8Site CleanupRemove and dispose of all excavated material and construction waste from Brink's scope.

Exclusions: Bonds, COR certification, general site work outside tree/planting locations, structural or civil works, supply of paver materials beyond tree pit reinstatement quantities, project sign allowance (GC scope per Addendum #3, Item 14).
